In a sea of rich agricultural fields stands an island unto itself. An island where swaying palm trees and gardens of flowering greenery accent the calming blue waters of inlets and provide access to the harbor a short distance away. In the distance are views of the mountains towering above Ventura to the north and the Pacific Ocean to the west.
On any given day the island offers a level of peace and serenity -- a calm port to call home. This port is known as Harbour Island.
The premier condominium community can be found at the far end of the Channel Islands Harbor in Oxnard. Down the palm tree-lined Pearl Way is a stately iron gate offering a sense of security and exclusiveness.
Harbour Island is made up of 17, three-story residential buildings featuring Mediterranean architecture and four floorplans ranging in size from more than 1,900 square feet to 4,000 square feet.
Each is located on one of three cul-de-sacs which keeps traffic to a minimum and offers the utmost in privacy.
Most of the 239 single-level homes have water views overlooking the marina channels.
Linear park grounds align the complex. Maintained by the city of Oxnard, the grounds give the feeling of one's own yard to relax in and enjoy.
"Living at Harbour Island is like vacationing at a 5-star resort," says Tom Conway, a broker for RE/MAX Gold Coast Realtors and a resident of the community.
Harbour Island, which spans approximately 24 acres, was built between 1988 and 1992 as a joint venture between the Shamrock Corp. and Voss Construction.
Many who call the community home are downsizing their lives and travel extensively. "They want to be able to close their door and come back to their home the way it was when they left, without having to worry about lawn care and other things associated with owning a single-family residence," Conway says.
Just a few steps from the condominiums is a 30-foot dock offering water, electricity and gated security for power, sail, and electric boats. It currently has 17 boat slips that are owned by a corporation that reports to the Homeowner's Association of Harbour Island. Boat slips are available to the public, although there currently is a waiting list.
The corporation holds the water easement rights through the community. When approved by the community's board of directors, the inlet eventually will have up to 125 additional docks available.
A free-form swimming pool is at the center of the community and is great for leisurely laps and water aerobics. The most popular use of the pool is as a place to catch some sunshine and read a good book. It is a few steps from a soothing spa, bathrooms with showers and a clubhouse with a fireplace and full-service kitchen. Residents the clubhouse for community functions and personal gatherings.
Trash receptacles throughout the community are easily accessed but disguised as small garages.There also is a modest amount of parking available to guests.
There are four floorplans throughout the community. Floorplans are similar in makeup but vary in size. Each unit has a kitchen, dining room, living room and up to three bedrooms. Although many people find Harbour Island the place to move when they are downsizing, homeowners find there is plenty of space to comfortably live and play.
The Del Mar model is the largest of the floor plans and is referred to as the Penthouse. Made up of three stories, each of the models has its own elevator. It covers approximately 4,000 square feet with a living room, dining room, family room kitchen, two master suites and a third bedroom or den.
The entryway from the elevator opens to a stepdown great room with vaulted ceilings of up to 18 feet and skylights throughout. French doors lead to a deck offering views of the channel, the mountains, or both.
The kitchen opens to a breakfast nook and family room all with windows facing the channel.
Because of the size, the Del Mar floorplan has two separate air and heating units. Fireplaces are found in the great room and in each bedroom suite.
At the smaller end of the scale is the Avalon floorplan. At approximately 1,900 square feet the unit offers a comfortable amount of space to call your own.
Features include a living room with a fireplace and kitchen with the dining room that looks to the channel on one side and a breakfast nook on the other. The large master suite features a walk-in closet, shower and deep tub. First floor units offer an atrium off the bathroom with a privacy wall. Between the living room and master bedroom is a second bedroom complete with a full bath. Just off the entryway, a den can be used as a third bedroom or office.
The Cabrillo and Balboa models are similiar to the Del Mar and Avalon.
Great care was taken in the construction, placing adequate space between floors and ceilings and shock pads between joints in the walls and floors to offer maximum soundproofing. "Because of the way it's built, noise invasion is virtually nonexistent," Conway says.
Additionally, the complex is built on a raised foundation for security and privacy. Main floor units also offer direct access to the garage.
All units feature a private walk and entryway, decks, oversized two-car garages and, with the exception of the Del Mar model, are single-level floorplans.
The Harbour Island Homeowners' Association provides for professional management of the community's assets with experienced volunteers overseeing financial and physical assets, according to John Caine, association president.
Dues cover most home maintenance costs and include earthquake insurance; fire and hazard insurance; exterior painting, repairs and replacements; elevator service, pool andEspa service and landscaping care five days a week.
Homeowner dues also include each resident's contribution to the Major Component Reserve Fund, guaranteeing the maintenance of architectural integrity and increased safety through limited access which all adds to a sense of secure community.
